Carl A. Nelson & Company was selected in 2007 on a negotiated contract basis to perform pre-construction and construction services for the new Community Health Centers of Southeastern Iowa, Inc. medical/dental clinic and office project in West Burlington, Iowa.
As construction manager at-risk on the $2 million, 15,000 SF project, Carl A. Nelson & Company assisted with the selection of the Design Team and provided pre-construction services. The client had a very restrictive budget for the new facility. Carl A. Nelson & Company worked with the Owner and Design Team in great detail, analyzing alternate building types and structures to determine the best overall value for the Owner’s budget and future expandability. An additional challenge during design was the extremely flat site with limited access to sanitary sewer and no storm sewer available.
The building was turned over to the Owner nearly a month ahead of schedule and was $91,536 (4.3%) below the Guaranteed Maximum Price of $2,138,393.
Since that first project, Carl A. Nelson & Company has been the preferred builder for Community Health Centers of Southeastern Iowa, Inc. on all its projects at its main clinic site in West Burlington, as well as on clinic projects in Keokuk and Columbus City, Iowa.
The initial construction project was followed by a pair of projects in 2015 at the clinic in West Burlington. As construction manager at-risk, Carl A. Nelson & Company completed a 5,900 SF addition to the facility at a cost of $1.53 millon. Also that year, CANCO was design-builder for a $130,000, 1,500 SF remodel of the administrative offices.
In 2019, Carl A. Nelson & Company was engaged again by Community Health Centers of Southeastern Iowa, Inc., for a $265,000, 1,530 SF expansion and renovation of its dental clinic.
