Carl A. Nelson & Co. leading design-build clinic project

WATERLOO, Iowa (CANCO) — Expansion of clinical services is the goal of a project now underway at Peoples Community Health Clinic in Waterloo. In its latest project for an Iowa CHC, Carl A. Nelson & Company is leading a design-build process, which now is in the conceptual design phase of pre-construction.
Working with INVISION Architects of Waterloo, and its subconsultants for MEPT, structural and civil engineering, CANCO's project leadership team kicked off design Oct. 19, 2020, on what is preliminarily envisioned as a $4 million,12,000-square-foot addition and remodeling project of the Peoples CHC facility.
Project Manager Nick Liston said the first step is providing the Peoples CHC Board of Directors with a pair of conceptual design options to choose from for schematic design and budget. Liston, who will manage the project from CANCO's office in Cedar Falls, Iowa, is hopeful that design and budgeting can be completed in January 2021, with construction documents finished around Memorial Day. Due to the necessity of relocating a parking lot to accommodate the planned two-story addition, site work will be bid early, possibly as soon as late April. Remaining bid documents will be released in late May, Liston said. Site work should be ready to begin in May, and the remainder of the construction is expected to start in July.
The addition — as well as related renovations of the existing facility, the scope of which remains to be determined — will provide for expansion of adult clinical services, behavioral health, urgent care, pharmacy, imaging and registration, Liston said. Completion of the project is anticipated by July 2022.
Peoples Community Health Clinic is a first-time client of Carl A. Nelson & Company, but the 107-year-old Burlington-based design-build, construction management and general contracting firm is no stranger to serving Iowa's CHCs. Previously, Carl A. Nelson & Company has completed multiple projects as construction manager at-risk and design-builder for the Community Health Centers of Southeastern Iowa (CHCSEIA), and Community Health Centers of Southern Iowa, Inc. (CHCSI).
Projects for CHCSEIA include construction and expansion of its main medical and dental clinic in West Burlington, Iowa, as well as construction of a new acute care clinic in Columbus City, Iowa; and a new dental clinic in Keokuk, Iowa. For CHCSI, projects included renovation and expansion of the main clinic facility in Leon, Iowa; and construction of a new behavioral health center in Osceola, Iowa. Both projects for CHCSI used design-build delivery.
